Check the Outside Unit

Start with a quick inspection of the outside unit. It should:

  • Be clean and free of obstructions. It shouldn’t be covered in dirt or debris, such as leaves and grass clippings.
  • Be level on the ground.
  • Have at least 2 feet of clearance around it.
  • Have insulation around the refrigerant lines that isn’t torn or compromised in any way.

Check Inside Your Home

Inside, the vents should have noticeably cold air blowing out of them, and you shouldn’t hear any strange noises coming from the system. Check your thermostat as well. Is it accurate? Is it level? Every degree you can turn up can save you roughly 1–3% on your cooling costs, with savings adding up over the course of the season.

Filter Maintenance

Depending on your filter type, clean or replace it monthly. We recommend writing the date on the side of your filter each time you change it. Life gets hectic, and it’s easy to forget. As a general rule of thumb, when your electric bill arrives, it’s a good time to change your filter.

Unless you have severe allergies or asthma, we recommend inexpensive disposable filters. You can usually order a full year’s supply at your local hardware store or on Amazon and keep them on hand. Know What System You Inherited

Before you establish an HVAC maintenance routine, it helps to understand what you’re working with. Most HVAC units have a manufacture or installation date on a label affixed directly to the equipment. Find it. In Arizona’s demanding climate, residential AC systems typically last 12 to 15 years with proper maintenance. This is shorter than the national average due to our extreme heat and near-constant use. A unit approaching or past that range means you should start budgeting for replacement rather than assuming repairs will carry it indefinitely.

Check the unit’s SEER rating (Seasonal Energy Efficiency Ratio), which measures cooling efficiency. A higher SEER number means lower operating costs. Older systems often carry ratings well below current minimums, which means they cost more to run every single day.

Warranty status is worth confirming before you need it. Some manufacturer parts warranties transfer to new homeowners automatically; others require re-registration within a set window or lapse entirely at sale. An unregistered system may default to a 5-year parts warranty instead of the full 10-year term in many manufacturer programs.
